SEO Report – Metro Offices (2026-06)
July 8, 2026 by apache
June was slightly softer on traffic but stronger on rankings. Google Search Console shows 619 clicks, 135K impressions, a flat 0.46% CTR, and average position improved to 15.4, which means visibility is moving in the right direction but more rankings still need to break onto page one.
Key Metrics
- Impressions: 135K, down 3.63%
- Clicks: 619, down 3.43%
- CTR: 0.46%, flat month over month
- Average position: 15.4, up 12%
- Tracked Google rankings: 225, down 3.85%
- Top organic keyword: “metro offices” generated 66 clicks at an average position of 2.06
- GBP website clicks: Dupont Circle 37, Metro Center 32, Reston 31, Herndon 29, Tysons 28, Fairfax 25, Farragut West 8
- GBP wins: Tysons website clicks rose 47%, Metro Center rose 23%, and Dupont Circle interactions rose 10%
What it means
Clicks and impressions both dipped slightly while CTR stayed flat, so the decline is mostly tied to less exposure, not a major click-through issue. The positive signal is ranking movement: average position improved to 15.4, and several core branded terms are still ranking in strong positions.
The main opportunity is still the rankings sitting just outside page one. The export does not show every keyword in positions 10-20 by name, but the page data shows important traffic pages averaging positions 15.80 and 13.74 while gaining clicks and impressions. Moving those pages into the top 10 should improve clicks without needing a major increase in impressions.
Keyword patterns
Branded and core Metro Offices terms are doing the heavy lifting. “metro offices” is averaging position 2.06 with a 17.23% CTR, “metro offices rest” is at position 2.57 with a 40.91% CTR, and “metro office solut” is at position 1.89 with a 27.27% CTR. These terms are working because they rank near the top and match high-intent searches.
The second layer is local and service intent. “metro office” has 422 impressions but only 10 clicks and a 2.37% CTR at position 5.89, so there is room to improve both ranking strength and the search result presentation. The local rank tracker also shows strong first-place rankings for “virtual office space near me,” “office space reston,” “shared office space reston,” and “offices in dc,” which gives us clear topic clusters to support with content and internal links.
Traffic is concentrated across a small set of pages. The top six visible pages account for 359 of the 619 organic clicks, which is about 58% of total clicks. That is good because the site has pages that already perform, but growth will come from getting more location and service pages into that same pattern.
What we recommend
- Prioritize the pages averaging positions 13.74 and 15.80. Pull query-level data for those pages, then update the copy, headings, FAQs, and internal links around the terms already sitting near page one.
- Improve the “metro office” opportunity. It has the most impressions in the visible keyword table, but CTR is only 2.37%. Tighten the title tag and meta description around office space, locations, and flexible workspace intent.
- Build out the Reston, Herndon, Tysons, and DC topic clusters. The report already shows strong local rankings for “office space reston,” “virtual office herndon,” “shared office space reston,” and “offices in dc.” Add supporting content and internal links to help those terms convert into more organic clicks.
- Clean up GBP conversion gaps. Farragut West, Herndon, Reston, and Fairfax lost website clicks while several still gained impressions. Update GBP services, photos, posts, and landing page links so that added visibility turns into more site visits.
How we’ll measure improvement
The goal is to turn improved rankings into more clicks. The clearest signal will be pages moving from average positions 13-16 into the top 10, especially if clicks grow while impressions stay steady.
- More keywords and pages entering page one, especially from the 10-20 range
- CTR improvement on high-impression queries, especially “metro office” and related workspace terms
- Click growth without needing a major impression increase
- More pages contributing traffic, reducing reliance on the current top six pages
